Built circa 1936, this former garage apartment didn’t meet any City standards. The lot measures only 2,300 square feet, and at some point the structure had been converted into an unauthorized duplex. Creating a single family residence within the existing footprint was a challenge, especially with the City’s permitting requirement: the structure had to re-incorporate a garage. We drew inspiration from some handsome carriage houses of the past and fit the design for modern times.
